1. Pre-qualification:
We encourage our clients to get pre-qualified
before they begin looking for a house. This way, they
know ahead of time how much house they can afford. This
can often be done over the phone.
2. House Hunting: Equipped
with the knowledge from the pre-qualification results,
our client and their personal Real Estate agent begin
searching for a home.
3. Loan Consultation: We
like to know as much about our clients as possible in
order to provide them with the best loan program which
meets their financial goals. Together, we can determine
a comfortable monthly payment and loan structure based
on our honest and open dialogue.
4. Loan Application: This
is the 'nuts & bolts' of the process. It's crucial
to supply us with as much information as possible, and
as accurately as possible. In many instances, we may
need you to provide certain documentation supporting
income and/or assets.
5. Appraisal & Title:
The Appraisal ensures the home's value is in line with
the sales price. Ordering a title search will determine
any outstanding liens against the property.
6. Loan Submission: We
package and send all pertinent loan information to the
underwriter for review, and ultimately, their approval.
It's not uncommon for underwriters to have a few questions
which will need answered before your file is approved.
7. Loan Approval: When
all the requirements of the loan have been met, the
loan is approved! Documents are then sent to a Title
Company to be signed by you.
8. Closing: Normally, closings
are held at Title Company offices because of their neutral
involvement in the transaction. It is here where you
and the seller sign all the final documents regarding
the sale and purchase of the home.
